At RWB Fire Door Solutions , we see this question regularly. While it may sound straightforward, the reality is that fire doors cannot simply be “signed off” without proper inspection, evidence, and compliance checks.

Fire Doors Are a Legal Responsibility

Fire doors are life safety devices, not cosmetic joinery items. They form part of a building’s passive fire protection strategy and are legally required under the Regulatory Reform (Fire Safety) Order 2005.

In higher-risk and multi-occupied residential buildings, responsibilities have been further strengthened under the Building Safety Act 2022.

These laws place duties on the Responsible Person and Accountable Persons to ensure that fire safety equipment — including fire doors — is:

Correctly specified
Properly installed
Maintained in efficient working order
Supported by suitable records

This is about protecting lives — and liability

Why You Can’t Just “Sign Off” Someone Else’s Work

When a company operates under a recognised third-party certification scheme (such as BM TRADA or similar), there are strict rules regarding scope and responsibility.

If we did not:

Supply the door set
Install it
Control the ironmongery specification
Maintain documented installation records

We cannot simply apply our certification to it.

Third-party schemes require traceability and accountability. Signing off someone else’s installation without full evidence would:

Breach scheme rules
Compromise professional integrity
Potentially invalidate certification
Expose both parties to significant legal risk

Certification is not transferable — and it cannot be retrospectively created without robust evidence.

The Importance of Product Evidence & Records

For a fire door to be compliant, there must be documented evidence that:

The door leaf is certificated
The frame is compatible and compliant
Intumescent and smoke seals are correct
Ironmongery is tested and approved for that door type
Installation follows manufacturer instructions
Gaps and tolerances are within allowable limits

Without installation records, product data sheets, certification labels and traceable components, it becomes extremely difficult — and often impossible — to confirm compliance retrospectively.

This is why maintaining accurate records at the point of installation is critical.

Inspection vs Certification

There is an important distinction between:

Surveying a fire door
Certifying or signing off a fire door set

A competent fire door inspector can assess condition, identify defects and recommend remedial works.

However, certification under a third-party scheme generally requires full control of the installation process — from specification through to completion — or a robust evidential trail to demonstrate compliance.

Anything less would be irresponsible.

Over the past few months, RWB Building Solutions has secured multiple civil works packages supporting the rollout of air source heat pump (ASHP) systems in school environments. These projects are a reminder that successful low-carbon upgrades aren’t just about the plant and mechanical installation — they rely on solid enabling works: safe excavations, robust concrete bases, clear service routes, and secure external areas that stand up to daily use.

Below are two recent school contracts in the North of England where our civil works are helping set the foundations (literally) for the next stage of decarbonisation:

Project 1: Enabling works for ASHP installation in North Yorkshire

For a school in North Yorkshire, we were appointed to complete a package of external civil works to enable the onward installation of air source heat pumps. The scope focused on creating compliant routes and durable bases for new equipment and associated infrastructure.

Key works included:

Approx. 140 linear metres of trenching to establish service routes and support future connections
Concrete pads formed to specification for external plant and associated equipment
Fencing works to provide segregation, protection, and appropriate access control around plant areas

Working in a live school environment requires careful planning. Our team coordinated sequencing to minimise disruption, maintain safe pedestrian routes, and keep the site tidy and secure at the end of each day. This approach helps the follow-on trades mobilise quickly and keeps the overall programme moving.

Project 2: Trenching and substation base works in Northumberland

At a school in Northumberland, the enabling works were centred on preparing infrastructure for incoming electrical upgrades associated with the heating project.

March 2025 — RWB Building Solutions Limited is pleased to announce a new project win, having been awarded the comprehensive package of works for the refurbishment of White Cross Vets at Milestone Court, Pudsey .

Working in partnership with the principal contractor , RWB will deliver a comprehensive scope of refurbishment works designed to transform the existing premises into a modern, high-quality veterinary facility.

Bilton Grange Primary School, Harrogate

About this project

Bilton Grange Primary School was awarded a fire safety CIF grant that allowed them to upgrade their fire doors and screens throughout the school.

They chose RWB Fire Door Solutions as the main contractor for the project.

The school building was partial set in a period property that had a lot of character and history. RWB had to be very careful and respectful when removing the old doors and screens, making sure they did not damage the original features and materials. They also had to deal with the plaster work around the door frames, which was in poor condition and needed to be repaired before installing the new doors.

The project was carried out during the school term, which meant that RWB had to work around the school schedule and activities. They decided to work in the evenings, after the school hours, to minimise the disruption and inconvenience for the staff and students. They also ensured that the doors were safe and functional at the end of each night shift, and that the school was clean and tidy for the next day.

The project faced an additional challenge when the school informed RWB that OFSTED were going to inspect the school during the project. This put some pressure on both the school and RWB to present the school in the best possible light, in the midst of a fire safety project. RWB managed to overcome this challenge and completed the project on time and within budget, to the satisfaction of the school.

The fire doors installed were an Oak Veneered door, carrying the BM Trada Gold and Silver plugs, representing the hallmark of a BM Trada sourced manufacturer and BM Trada approved installer.

Fire doors are essential components of any building's fire safety system. They are designed to prevent the spread of fire and smoke, and to provide a safe escape route for occupants. However, not all fire doors are created equal. Some may be poorly installed, damaged, or non-compliant with the current standards and regulations. That's why it's important to have a regular fire door survey conducted by a qualified and experienced professional.

A fire door survey is a comprehensive inspection of all the fire doors in a building, including their frames, hardware, seals, signage, and closing devices. The surveyor will check the condition and functionality of each fire door, and identify any defects or issues that may compromise their performance. We have recently been reviewing a lot of fire door surveys prepared by others in the industry, and to be honest the quality of some of these reports is shocking, providing the end user with very little information regarding the compliance of doors - we have even seen some reports state that have undertaken certain checks on fire doors, which have clearly not been done.

What is in a Good Fire Door Survey?

In our opinion a good fire door survey should cover the following aspects:

Basic door information
Door reference
Fire rating
Door location including floor number
Door dimensions
Material type
Confirmation of any plug or label on the door
The condition and operation of each fire door, including hinges, locks, latches, handles, closers, intumescent strips, smoke seals, glazing, and signage
The alignment and fit of each fire door within its frame
The gaps between the fire door and its frame, and between the frame and the wall
The presence and condition of any fire-stopping materials around the fire door
The compliance of each fire door with the relevant codes and standards, such as BS 476, BS EN 1634, BS 8214, and Approved Document B
The identification of any defects or non-conformities that need to be rectified
The provision of a clear and concise report with photographic evidence and recommendations

How Long Should a Fire Door Survey Take?

The duration of a fire door survey depends on several factors, such as:

- The size and complexity of the building

- The number and type of fire doors in the building

- The accessibility and availability of the fire doors

As a general rule of thumb, a fire door survey can take anywhere from 15 minutes plus. However, this may vary depending on the specific circumstances and requirements of each project. We have recently seen a number of fire door surveyors averaging 2/3mins a door, which is not enough time to accurately survey and record the door information.

Well maintained fire doors mean;

Creates a safe passage for occupiers of the building to escape in an emergency
Allows emergency services safe access in an emergency
Protects and limits the damage and loss to assets.

Identification of Defects

- Everyday use can lead to slight alterations in fire doors or their surroundings, affecting their performance during a fire.

- Regular inspections by competent personnel help identify defects that need addressing through maintenance.

Who Can Inspect Fire Doors?

- A competent person should carry out inspections on fire doors.

- Fire door inspectors should be approved and qualified to assess doorsets competently.

RWB Fire door solutions is accredited by BM Trada and can undertake fire door surveys under the maintenance accreditation.

We only use competent operatives to undertake fire door surveying and maintenance, our operatives are;

Qualified time served joiners (NVQ level 2 & 3)
Undertake a significant amount of fire door training, including toolbox talks
Familiar and understand the Approved Repair Techniques to maintain fire doors issued by Bm Trada
Hold FDdip qualifications from FDIS

What Does an Inspection Cover?

A comprehensive visual inspection should include:

1. Door Hardware:

- Review of hinges, locks, latches, vision panels, glazing, cold smoke seals, intumescent seals, signage, and hold-open devices.

- Assessment of the operation of hinges and hardware.

2. Fire-Resisting Qualities

- Thickness and gaps between the leaf and door frame.

- Relevant markings indicating the fire rating of the doorset.

3. Self-Closing Devices:

- Ensuring they are working correctly.

4. Overall Condition:

- Any damage that may prevent the door from performing during a fire.

Qualifications Matter

- Inspectors should hold recognised qualifications such as those held by the RWB Fire Door Solution operatives.

- Section 3.3.96 of NFPA 80 defines a qualified person as someone with knowledge, training, experience, and demonstrated ability in dealing with fire door matters.

RWB continues to use BWS Waste Management

RWB Building Solutions has chosen BWS Waste Management ("BWS") as their waste management provider for another year. BWS is a specialist in sustainable waste management solutions, with a focus on reducing environmental impacts and maximising resource recovery.

BWS states: "Our ethos is to adopt the best working practices in sustainable waste management systems and procedures and to follow the most up to date advancements in technologies to allow us to minimise any adverse impacts within our business activities."

Concord Street, Replacement of Communal Fire Doors

What we did?

RWB Fire Door Solutions were appointed by the management company to undertake a detailed fire door survey following a Fire Risk Assessment identifying some deficiencies with the communal doors to the fire exits on the stairs and riser cupboards.

Following the fire door survey, RWB prepared costing schedules for both the remedial works and also a cost for the replacement of the door sets with a BM Trada Q marked door from a local supplier. Given the cost of the repairs, the age of the doors it was considered to be inefficient to repair, instead the management company opted for a replacement program for the fire doors leading onto the stairwells.

The fire doors were procured from a reputable BM Trada accredited manufacturer, the doors were pre-primed and fully assembled with ironmongery specification and supply coming directly from the door manufacturer.

An inherent problem with this building is the falls on the floor, which could directly impact the certification of the fire door installation as threshold tolerances would not be met on installation. For our team of operatives this isn’t an issue, as well as being skilled fire door installers our general build and joinery knowledge, means that we have the capabilities in house to screed the floors to the appropriate heights, ensuring the fire doors are fully compliant upon installation.

These FD30s were all installed with integral drop seals ensuring that the door gaps at the threshold were well within tolerance.

RWB Fire Door Solutions will continue with the long term maintenance and surveying of these fire doors, assisting the management company in meeting the necessary regulations.

What we did?

Following on from a fire door survey from a national company, RWB Fire Door Solutions was able to provide a competitive quote for the replacement of fire doors across the 1200 pupil campus at Tadcaster Grammar School.

Working with the school, a rolling program of fire door installations was established and phase 1 commenced in October 2023 half term, continuing into the following week, where the installation and decorative teams moved to working out of hours for minimum disruption to the teaching days.

RWB Fire Door Solutions sourced the fire doors from a local and reputable BM Trada accredited manufacturer, with ironmongery input from a member of the GAI, allowing for full traceability and certification of the supply chain. A fully detailed records of installation was captured using Bolster Systems Software.

Following the success of phase 1, RWB Fire Door Solutions is now working closely with the school to deliver the remaining phases and expand its fire door offering across the wider trust estate.

We have recently signed a new lease at a hybrid unit in Pudsey, Leeds. This move comes after a period of growth for the company, which has seen an increase in demand for its services from both residential and commercial clients.

The new unit will allow for future expansion and development of the business, as it features spacious offices, a board room, a workshop that can handle various types of projects and stores that can store materials and equipment securely.

We also plan to set up a fire door training facility in mid 2024, for our team. The training facility will allow us to continue to develop our skill sets around fire door installation, maintenance and surveying.

The unit is also equipped with PV panels on the roof, which will help reduce the environmental impact of the company's operations. The PV panels will generate electricity for the unit and feed any excess back to the grid, saving money and reducing carbon emissions.

RWB Building Solutions Ltd is currently undertaking works to refurbish the WCS, install a new kitchen area and redecorate the offices, to create a comfortable and modern working environment. The works will include new flooring, lighting, furniture and fittings, as well as painting.

The company is excited to start this new chapter in its history and looks forward to serving its clients from its new location.

All operatives first aid trained

RWB Building Solutions is proud to announce that our onsite operatives have successfully completed the FAA Level 3 Award in First Aid at Work (RFQ) in June 2023. This is a nationally recognised qualification that equips them with the skills and knowledge to deal with various emergency situations.

The training was delivered by The Safety Maintenance Company in Pudsey, a reputable provider of health and safety courses. The operatives learned how to:

- Perform the role and responsibilities of a first aider

- Assess an incident and prioritise the actions

- Manage an unresponsive casualty who is breathing or not breathing normally, including using an AED

- Recognise and assist a casualty who is choking, bleeding, in shock or has a minor injury

- Conduct a secondary survey and collect relevant information

- Provide first aid to a casualty with injuries to bones, muscles, joints, head, spine, chest, eyes, burns, scalds, poisoning or anaphylaxis

- Identify and respond to a casualty with suspected major illness such as heart attack, stroke, asthma, diabetes or epilepsy

We are delighted to report that all the team members passed the course with flying colours and received their certificates. This demonstrates their commitment to ensuring the safety and wellbeing of themselves and others on site. We congratulate them on their achievement and thank them for their hard work.

Apartment front door - Horsforth

What we did?

We were asked by another joinery company in Leeds, to undertake an accredited fire door installation on behalf of the leaseholder at a small block of apartments in Horsforth, Leeds.

We liaised with the client and arranged a convenient date and time to gain access to the property to undertake the works. We set about to remove the door leaf and frame with minimal damage to the building fabric.

The team worked hard to install the door frame, door leaf and associated ironmongery ensuring that installation met the necessary regulations and intended fire resistant period.

A full and detailed record of installation was captured on the company's approved fire door software provided by Bolster Software Systems Limited. Ensuring full compliance with the requirements set out by our accredited body, BM Trada. This is also deemed to be best practise in achieving the Golden Thread for property information. Giving both the leaseholder and property management clear and concise information regarding the fire door installation.

The leaseholder has s ince put us in touch with the property management company - where we are being asked to tender for replacement and remedial works for fire doors across a number of sites in their portfolio.
